Here are some things to think about when contemplating leasing warehouse space in the Houston area:
How much square feet do you require?
You must know exactly what you are looking for. Do your research. For example, do you need water or electricity? Does your needs require high ceilings?
Know approximately where you would like your warehouse to be located. Being close to a major highway can benefit if you are sending out a lot of shipments and expecting deliveries.
Will the warehouse space be used just for storage or will you have employees working there? Legally, you will require restrooms, appropriate ventilation system, a room for your employees to have lunch or break, and a parking lot for employees.
Will your building require keys, keypad, or a swipe card to enter into the building? Will you need wide doorways or loading docks for pallet deliveries?
Be sure to know what type of insurance you will require because your landlord is not responsible for your belongings or any person that enters the warehouse.
Read your lease. You may be responsible to have things fixed yourself such as, plumbing or a leaky roof. You don't want any surprises.
